Measured Quantities and Priced Estimates, From One Team

What We Provide

Takeoff, Estimating, or Both

Most clients start with quantities and add pricing once they trust the measurement. You can engage either on its own.

Service one
Quantity takeoff services
Every measurable item on the set, counted and measured against the drawings and the specification. Delivered in your own format with the marked-up set, so any number can be traced back to where it was taken from.
  • Area, linear and count measurement
  • Colour-coded overlays on the set
  • Organised by CSI MasterFormat section
  • Ambiguities raised as RFIs, not assumed
Takeoff by CSI division →
Service two
Construction estimating services
The takeoff carried through to a priced number. Material, labor, equipment and general conditions applied from your own cost library or a national benchmark, with markup and overhead on top.
  • Priced on your cost database
  • Markup and overhead applied as rules
  • Conceptual early, line-item detail later
  • Export to Excel, CSV or your project

The platform underneath
BidcoreAI does the mechanical work
The agent reads every sheet, schedule and specification section and returns the full scope by division. An estimator then reviews that scope line by line, so nothing rides on the agent alone.
  • Full scope returned by division
  • Specification sections cross-referenced
  • Reviewed manually before delivery
  • Results land in your workspace

How It Works

From Drawing Set to Bid-Ready Number

A fixed quote and a delivery date before any work starts — no hourly meter running while we read your set.

1
Send the drawing set
Upload the plans, schedules, specifications and any addenda — or paste a Dropbox, WeTransfer, Google Drive or OneDrive link if the set is large.
2
Scope analysed, then reviewed by an estimator
The BidcoreAI agent reads every sheet and specification section and returns the full scope by division. An estimator reviews it against the drawings line by line. You get a fixed quote and a delivery date before work begins.
3
RFIs raised before measuring
Anything the drawings leave ambiguous is written up as an RFI rather than assumed, so the quantities are not built on a guess that surfaces during construction.
4
Measured, then priced if you want it priced
Quantities are measured in BidcoreAI. If the engagement includes estimating, they are priced on your cost database with markup and overhead applied.
5
Delivered in your own format
With the marked-up set, the assumptions memo and the exclusions list beside the numbers. Typically 24–72 hours depending on the size of the set.
Who We Work With

Built Around How US Contractors Actually Bid

General contractors
Cover more invitations to bid without hiring. Send the sets you would otherwise decline and get quantities back inside the bid window, organised by division so the packages assemble themselves.
Specialty subcontractors
One trade, measured properly. Concrete, steel, drywall, roofing, MEP, exterior improvements — the scope for your division alone, at the level of detail you price at.
Freelance estimators
Take on the jobs you cannot personally measure in time. The takeoff arrives in your format with the marked-up set, so you can review it and put your own name on the estimate.
Why It Is Accurate

An Estimator and the Tool, Not One or the Other

Software alone prices what it is given. An estimator alone spends the day on arithmetic. Together they produce a takeoff that is both fast and defensible.

Experienced US estimator
Reads the drawings and the specification, catches the scope the set leaves out, raises RFIs instead of assuming, and makes the means-and-methods calls a model cannot.
The BidcoreAI platform
Reads every sheet, carries the quantities, applies your rates and assemblies, holds the markup rules and does the arithmetic — identically, on every line, every time.
Accurate, bid-ready output
Measured against the set, priced on your own cost database, structured by CSI division, with the assumptions and exclusions written down beside the number.
Questions

Common Questions

?
What is the difference between a quantity takeoff and a cost estimate?
A quantity takeoff is the measurement — how much material and work the drawings call for, with no money attached. A cost estimate applies rates to those quantities and adds markup and overhead to reach a bid number. We provide both, and you can engage either on its own.
?
How much do quantity takeoff services cost?
Quoted per project rather than per hour or per sheet. Send the drawing set and you get a fixed price and a delivery date before any work starts, so the cost is known before you commit.
?
How long does a takeoff take?
Typically 24 to 72 hours, depending on the size and complexity of the set. Larger multi-division packages are scheduled against your bid date when you send the drawings.
?
Which CSI divisions do you cover?
All of them, from Division 02 existing conditions through Division 32 exterior improvements, plus the MEP divisions. Output is organised by current CSI MasterFormat sections and mapped to your own cost codes on request.
?
Can you price on our own cost database?
Yes. Rates are held as master and custom libraries you control, with your own assemblies and cost codes. If you do not have a library yet, we can price on national benchmark pricing instead and build the library as you go.
?
What file formats do you accept and deliver?
Send PDF drawing sets, schedules, specifications and addenda — or a link to them if the set is large. Delivery is in your own format, or Excel, CSV and PDF, with the marked-up set alongside the quantities.
