Floor Area Is the Start of a Flooring Estimate, Not the End

Flooring is deceptively simple to measure and easy to under-price. The floor plan gives an area; the finish schedule gives eleven different materials spread across it; and the cost per square foot varies by a factor of ten between broadloom carpet in an open office and quarry tile with an epoxy grout in a kitchen. Then there is everything that is not floor area at all: base, transitions, thresholds, stair nosings, substrate preparation and the moisture testing without which the manufacturer's warranty does not exist.

BidcoreAI measures flooring room by room and maps each room to its finish from the schedule. That structure matters — a room is the unit of installation, the unit of base measurement and the unit the finish schedule is written in. Area is measured net of walls and fixed elements, and the perimeter is captured at the same time, since base length is a perimeter problem that most area-based takeoffs never answer.

Material is calculated with waste that reflects reality. Broadloom carpet from a 12-foot roll in an irregular room wastes very differently from carpet tile, which wastes differently from a plank floor laid diagonally, which wastes differently again from a tile with a pattern repeat and a 45-degree layout. Applying a flat 10% to all of them is fast and wrong in both directions.

Preparation is treated as scope. Grinding, patching, self-levelling, moisture vapour testing, adhesive removal and old floor demolition are quantified separately, because on renovation work they routinely exceed the installed cost of the new floor and are the most common omission in a quick bid. Transitions, thresholds, reducers and stair treatment are counted by type rather than assumed proportional to area.
