Why Drywall Is Priced Per Square Foot and Lost Per Assembly

Drywall estimating looks like an area problem and behaves like a multiplication problem. The plan gives you wall length; the wall type legend gives you everything that matters. How many layers of board on each side. What thickness and type — regular, type X, mould-resistant, abuse-resistant, glass-mat. Whether the assembly is rated, and therefore how it must be detailed and firestopped. What finish level the specification requires on that surface. Multiply length by height and you get an area; multiply that by the wrong assembly and you get a number that is confidently wrong by a factor.

Finish level is treated as a cost driver rather than a note. The specification usually says which applies where, and reading it is part of the takeoff rather than an optional refinement.

Because framing and board share the same wall, both come out of one measurement. Studs at spacing, track, headers and backing on one side; board, tape, compound, corner bead, insulation, acoustic sealant and firestopping on the other. Ceilings, soffits, bulkheads, shafts and column wraps are measured as their own quantities, which matters because ceiling and soffit work runs at a different productivity from flat wall and gets under-carried whenever it is priced as though it were the same thing.
